America’s Outdoor Adventure Park Review: Costs, Rides and Cancellation Rules

Last checked: October 11, 2026. This is a public-source analysis, not a firsthand stay. Rates, activities, operating dates and agreements can change. We may earn a commission if you book through our Westgate River Ranch link, at no extra cost to you. That relationship does not affect our assessment of AOAP.

Quick verdict

America’s Outdoor Adventure Park (AOAP) in Jay, Oklahoma, is a distinctive trip for people who want guided Polaris side-by-side riding without bringing a machine or arranging separate lodging and meals. Cabins, three meals a day, one guaranteed guided fleet excursion per day and access to many on-site activities are the core offer. It is not a blanket promise of unlimited daily rides or a guaranteed chance to do every excursion on a short stay.[1]

Best fit: A group excited enough about off-road riding to use the guided excursions and the rest of the property. Think twice if: Your priority is a cheap RV campsite, a quiet pool vacation, unrestricted self-driving, or the ability to cancel close to departure. The exact value depends on your cabin, party size, tier, dates and how much riding you will actually do.[1][3][5]

What are you buying?

AOAP was previously called MidAmerica Outdoors.[4] Its current resort model pairs cabins and meals with a guided Polaris side-by-side fleet.[1] The vehicle in the package is an off-road SxS, not a rented recreational vehicle.[1] Its current Campspot listing shows cabin/lodging inventory and no bookable RV sites through that listing.[5] Ask the resort directly if you intend to bring an RV; do not assume an RV site is part of the cabin package.

The homepage advertises one guaranteed fleet excursion each day.[1] Additional excursions in a single day are first-come, first-served if vehicles and times are available.[1] It also lists a lazy river, pools and splash areas, go-karts, animal encounters, archery and other activities.[1] Check which facilities will actually be operating on your dates, particularly the water attractions. A family attracted mainly by the lazy river should not price this as though it were an ordinary water-park hotel.

AOAP prices: the nightly rate is a starting point

The homepage advertises $600–$1,800 per night for its all-inclusive cabins, but its cabin listings show a Luxury A-Frame starting at $2,190 per night.[1][2] The displayed range is therefore not a ceiling for every accommodation. The live booking quote for your dates, cabin and group matters more than either headline. For a broader look at package inclusions and exclusions, see our guide to all-inclusive resort costs.

AOAP’s published 2027 packages have three tiers.[1] The base All Inclusive tier lists a cabin, three meals, one guided ride a day and the included activities.[1] Adventure Plus is listed at $150 per person per night on top of the cabin rate; it adds a second daily guided ride, a scheduled night ride and selected upgrades.[1] VIP is listed at $350 per person per night on top of the cabin rate; it adds priority and a dedicated side-by-side during the stay, among other benefits.[1] These are advertised terms for the 2027 season, not a statement about an earlier booking.

For an illustration, an advertised $880-per-night cabin that sleeps four, occupied by four people for three nights, produces a $2,640 base cabin total.[1][2] The published supplements would bring that illustration to $4,440 with Adventure Plus or $6,840 with VIP, before taxes, the booking-engine fee and any other applicable charges.[1][3] This is arithmetic using advertised starting figures, not a date-specific checkout quote or a guaranteed available rate.

The 2027 rules mention a 3% booking-engine fee, a $250 refundable security authorization at check-in, and a $250 per-stay fee for a driver aged 16–20 on the base tier; the young-driver fee is waived on Adventure Plus and VIP.[3] Confirm the total at checkout and whether any activities your party cares about are paid add-ons on the chosen tier.[1]

The 2027 cancellation policy is not equally flexible across tiers

AOAP’s detailed rules say that for 2027 bookings made at least 30 days before arrival, 25% is due at booking and the balance is charged 30 days before arrival.[3] Bookings made within 29 days require payment in full.[3] For cancellations 30 or more days before arrival, the rules say the refundable base is returned at 50% for All Inclusive, 75% for Adventure Plus and 100% for VIP.[3] Taxes, the booking-engine fee and the young-driver fee are excluded from that refundable base.[3]

Inside 30 days, the base tier offers no refund or credit; Adventure Plus offers 50% resort credit, and VIP offers 100% resort credit, subject to the credit restrictions.[3] If AOAP cancels the reservation for reasons other than a guest breach, the rules promise a full refund including fees.[3] If severe weather or another event outside its control prevents the property or material activities from being provided, the stated remedy is resort credit, not automatically cash back.[3]

The homepage also displays “100% Fully Flexible Cancellation.”[1] That shorthand should not replace the tier-by-tier rules or the Master Rental Agreement, which AOAP says controls if it conflicts with the published guidelines.[3] Save the exact agreement and refund schedule presented with your reservation before paying.

What does the vehicle damage waiver cover?

The 2027 rules authorize a $250 security deposit, but explicitly say it is not a liability cap.[3] For qualifying damage to AOAP’s side-by-side, the rules state a guest’s maximum vehicle-damage responsibility of $3,000 on All Inclusive, $1,500 on Adventure Plus or $0 on VIP.[3] Those limits do not cover personal injury, third-party property, other resort property or incidents that fail the waiver’s conditions.[3]

The driver must complete orientation, hold a valid license, be registered, follow the guide and designated route, and use required restraints and protective gear.[3] The resort says it can void the waiver after continuing unsafe conduct or immediately for specified serious violations.[3] Other damaged property, including cabins, go-karts and RC equipment, is not covered by the SxS waiver; the rules describe additional repair, replacement and restoration charges.[3] Read the signed agreement, not just the phrase “damage waiver included.”

Is it a good family resort?

There is a genuine split between the motorized activities and the slower family options: AOAP advertises a scenic guided ride, animal encounters, a playground, splash areas and a lazy river alongside its tracks and racing clinic.[1] But a child enjoying the property is not the same as a child being eligible to drive a Polaris. For 2027, AOAP’s published rules require a licensed, registered driver and impose the young-adult driver fee on base-tier drivers aged 16–20.[3] Confirm passenger minimums, helmet fit, guide availability and water-feature dates for each child directly with the resort.

The published 2027 rules say overnight stays run April 1 through October 31, with Thursday/Friday arrivals and Sunday/Monday departures.[3] A homepage package panel, however, says the 2027 season extends to November 30.[1] Do not plan a November stay from that panel alone; obtain written confirmation of the dates and amenities that apply to your booking.

A different kind of outdoor family trip: Westgate River Ranch

If the appeal is lodging plus varied outdoor activities, rather than AOAP’s Polaris-centered package, Westgate River Ranch Resort & Rodeo in Florida is worth comparing.[6][7] Its official site lists glamping, suites, RV and tent options, a rodeo, horseback riding, swamp-buggy rides and a water park.[6][7] Specific activities and inclusions vary by accommodation and may need advance booking.[6][7] It is not a like-for-like all-inclusive SxS package, and the Florida setting is a different trip from northeastern Oklahoma.[1][6][7]

Compare the complete price for your dates and lodging type, including activity charges and cancellation terms. If you specifically want guided Polaris driving with meals bundled in, keep AOAP on the shortlist. If different ages want more choice in how to spend the day, River Ranch may fit better. Check the property’s direct booking price and terms as well as any offer through our link.[1][6][7]

Before you book AOAP

  1. Get a written quote for the exact cabin, dates, number and ages of guests, tier, taxes and all fees.[1][2][3]
  2. Ask which ride or seat is guaranteed on each day, and whether your must-do excursion can be reserved before arrival.[1]
  3. Confirm that the lazy river, splash areas, restaurant and child-friendly activities will be operating on your dates.[1]
  4. Read the applicable Master Rental Agreement and liability waiver. Check the cash-refund deadline, resort-credit restrictions, weather remedy and damage exposure for your tier.[3]
  5. If bringing an RV, ask about actual sites, hookups, booking channel and whether the all-inclusive stay applies. Do not confuse the Polaris SxS rental with RV lodging.[4][5]

Bottom line: AOAP is compelling when the guided off-road experience is the point of the vacation. The base package can be poor value for a group using only the pool and a single ride, and its 2027 cancellation and damage terms deserve as much attention as the nightly rate. Compare the exact agreement and total trip cost before deciding.[1][3]
